South PropMan gives landlords, property owners, property & asset managers, tenants and service providers one place to run the whole operation — without abandoning the day-to-day tools that already work for them. Headquartered in Sandton, Johannesburg, we build for every market that doesn’t fit the assumptions of US- or UK-built property tech.

Origin

Why we exist.

Most property software on the market was designed for a single tax regime, a single currency, and tenants who all pay by credit card. That describes almost no portfolio in the markets we are built for.

Landlords and managers end up patching the gap with spreadsheets, scattered chat threads and a filing cabinet full of proof-of-payment slips. It works — until the portfolio hits about 20 tenants and the owner spends more time reconciling than letting.

South PropMan was built out of that exact plateau. Started as an internal tool for the founder’s own retail portfolio in Gaborone, it grew into a platform we now offer to other landlords and managers facing the same problem.

What we believe

Four principles we won't compromise on.

Built for property ops, not adapted from boilerplate

VAT, WHT, deposit rules, utility recoveries, multi-currency books — these are first-class, not bolt-ons. Most global SaaS treats real-world property accounting as an edge case. We don't.

Operator-first, not finance-team-first

You shouldn't need a CA to run your portfolio. The system does the double-entry quietly so the landlord, manager, tenant and service provider can focus on their job, not last month's journal.

Price for work, not for logos

One tenant equals one unit. No per-seat taxes, no property caps, no enterprise gating on basic features. If you're small, pay a small floor. If you grow, pay proportionally.

Your data leaves as easily as it arrived

Full CSV export of every record, every table, anytime. No approval gate, no lawyer letter, no retention hostage. If we're not doing our job, you should be able to walk.

The journey

Where we've been, where we're going.

  1. 2024

    Genesis

    Started as an internal tool for the founder's own retail portfolio in Gaborone. The spreadsheet stack was eating three mornings a month.

  2. 2025

    Multi-tenant rewrite

    Converted from a single-portfolio tool into a multi-tenant platform. The per-property billing model was scrapped in favour of unit-based pricing.

  3. 2026

    Public launch

    Per-unit pricing, dedicated role portals (landlord, manager, tenant, provider), tenant POP inbox, automated dunning and owner statements all shipped. This marketing site goes live.

  4. Next

    Pay Now & bank feeds

    PayFast / Ozow / Stitch on the tenant portal, plus live bank feed reconciliation. The collections loop closes end-to-end.
