Create your first property
Two minutes from signed up to your first leasable building.
Once your account is created, the Properties tab is where you’ll spend the first few minutes.
Add the building
- Click + New property in the top right.
- Pick the country preset — this sets the currency, VAT behaviour and default chart of accounts.
- Fill in the basics: name, physical address, gross lettable area (GLA), title-deed number (optional).
- Save.
The property now appears in your list. It’s empty — no leases, no tenants — which is expected.
Add the first unit
Most multi-let commercial buildings have numbered units (shop 1, suite 2B, warehouse 4, etc). South PropMan tracks each one so you can lease them independently.
- Open the property, then Units tab.
- Click + Add unit. Enter unit label, GLA, and the base rent you’d ask for it empty.
- Save.
Repeat for each unit, or use Import units to paste a list from a spreadsheet.
Ready to lease
With the property and at least one unit saved, the Leases module can now reference them. Head there next — see Onboarding a new tenant for the lease creation flow.
Tip: country presets are editable after the fact, but changing currency mid-year creates reporting noise. If you’re unsure which to pick, check Settings → Organisation where the default is shown.
